Your current management company should be able to explain this.
But just in case they can’t, a service/maintenance charge is a charge that you are liable to pay under the terms of your lease/deed. Your solicitor should have explained the terms of your lease/deed and the obligations relating to the property upon purchase.
Your management company should provide you with a breakdown of what your service/maintenance charge is used for.
At KT Management we keep you informed – as standard – on how your money is being used by producing:
Quarterly expense reports.
Annual audited accounts.
Your management company should be able to explain how they ensure value for money.
But just in case they haven’t, let us tell you what KT Management does to ensure value for money.
Value for money is not just about the cost, it is about getting the right balance between a number of factors. That is why we obtain quotes from our growing contractor database using our custom designed specifications for each service provided thus ensuring the balance of service, cost and location is exactly right.
You should already be able to answer this yourself but if in doubt; your management company should be able to explain this.
Just to let you know how we keep you up to speed, we:
Have designed an area on our website specifically for our clients, where we let you know what’s going on at your site.
Invite all our clients to regular meetings to discuss site issues.
Issue quarterly newsletters, providing you with up to date information about your site.
Your management company should be able to explain their service level.
But let us tell you how we set ours. We have designed precise specifications for each service provided which are regularly reviewed to ensure they clearly set out our expectations of the contractors we use.
You should already be able to answer this yourself.
If not, let us tell you how we keep you informed of your charges; we provide each owner with a summary of their maintenance charge which is based on the type of property involved. This charge will be a combination of general maintenance, repairs, building insurance, lighting and cleaning of communal areas etc.
Your management company should be able to explain this.
But just in case they can’t or won’t, let us tell you how we choose our suppliers/contractors.
We have developed a supplier/contractor database which is continually being up dated by taking into account factors such as; recommendation, quality of work, locations served, customer service and reliability not to mention the cost of course.
These attributes are then matched to the specifications for each job, for quotations to be obtained.
You should already be able to answer this yourself but if in doubt your management company should be able to explain this.
But just in case they can’t, let us tell you how we look after you; we:
Endeavour to resolve issues before they are reported.
Resolve your issues as and when they are reported and endeavour to keep you informed.
Produce newsletters to keep you up to date.
Ensure that you are informed of any information that applies to your property.
Are here at the end of the phone to answer your questions.
Your management company should be able to deal with anything you report without you chasing it.
We make sure that each report received is recorded and immediately actioned and is followed from start to finish while keeping you in the picture all the way.
Why not tell us about it..
At this unprecedented time we have made some operational changes and have closed our offices. The team are however still here to support you although for the time-being we will need your co-operation to communicate with us by email please.
Given the volumes we know we will not be able to reply immediately but if you could remain patient for the reply if applicable, you will most certainly receive a response but please resist the temptation to send several other emails, it will not only help us manage enquiries but enable us to identify any priority emails relating to emergencies etc
Rest assured we are doing everything we can, working within Government guidelines, to maintain services while at the same time protecting our staff, clients and contractors.
Finally, if we could ask you not to send any paper correspondence to our offices please, and to arrange for any payments to be submitted electronically it would be greatly appreciated.
Thank you for your understanding, look after yourselves and please stay safe.
